- Investment strength in ESG real estate: MPC Capital acquires sixth property for Article 8 fund
- ESG residential real estate remains attractive despite challenging market environment
Hamburg, 28 September 2023 - Asset and investment manager MPC Capital continues its pioneering role in the ESG real estate investment market, reaching a significant milestone for its ESG residential real estate fund. The Article 8 fund has successfully acquired a new-build complex in Berlin-Pankow that has met the fund's ESG scoring model.
The acquired property in Berlin-Pankow comprises two apartment buildings with a total of 113 residential units and 7,000 m² of living space, which were completed in 2022 and are fully let. In addition, the property has 39 underground parking spaces and a commercial unit. The sale was carried out by Covivio Immobilien GmbH in Berlin.
Christoph J. Thumm, Managing Director Real Estate at MPC Capital, emphasised the attractiveness of the new addition: "The property in Berlin is the perfect addition to our ESG fund portfolio. It is characterised by high energy efficiency and a central, yet green location. As it is already completed and fully let, construction and completion risks are eliminated and current income is generated immediately."
The ESG residential real estate fund strategy focuses on ESG-compliant residential real estate, mainly new buildings. Locations are carefully selected, with particular attention paid to the energy efficiency of the buildings and technical installations. In total, the fund's portfolio now comprises six properties in metropolitan regions such as Frankfurt, Hamburg, Berlin and Münster.
Christoph J. Thumm emphasised the attractiveness of residential real estate as an asset class: "The strong demand for housing and increasing requirements for efficiency and ecology contribute to the supply shortage and will have a positive impact on returns. We are well positioned to offer our investors interesting investment ideas and to further expand our portfolio under changing market conditions."
